Un manifest tehnic pentru investitori.<\/strong><\/p>\n\n\n\n<p>\u00cen ultima vreme, observ un fenomen \u00eengrijor\u0103tor pe pia\u021ba construc\u021biilor din Rom\u00e2nia: \u00eenmul\u021birea halelor metalice grav subdimensionate. Vorbesc despre acele structuri &#8220;economice&#8221;, &#8220;optimizate la s\u00e2nge&#8221;, care sfideaz\u0103 bunul sim\u021b ingineresc: grinzi IPE 330 pe deschideri de 17-18 metri, pane Z &#8220;chele&#8221; (f\u0103r\u0103 tiran\u021bi), panouri sandwich pe post de rigidizare \u0219i, cirea\u0219a de pe tort, funda\u021bii minimale.<\/p>\n\n\n\n<p>Ca inginer structurist \u0219i expert tehnic, rolul meu nu se opre\u0219te la turnarea betonului. M\u0103 ocup frecvent de proiectarea structurilor secundare pentru amenaj\u0103ri de retail (supermarketuri, magazine de bricolaj, showroom-uri). Practic, eu sunt cel care trebuie s\u0103 g\u0103seasc\u0103 solu\u021bii sigure pentru a ancora tot ce vede\u021bi deasupra capului c\u00e2nd merge\u021bi la cump\u0103r\u0103turi: sisteme de iluminat grele, tavane false, pere\u021bi de compartimentare \u00eenal\u021bi \u0219i trasee masive de instala\u021bii.<\/p>\n\n\n\n<p>Totul pare simplu pe h\u00e2rtie, p\u00e2n\u0103 c\u00e2nd ajungem pe \u0219antier \u2013 \u00eentr-o hal\u0103 nou\u0103, proasp\u0103t recep\u021bionat\u0103 \u2013 \u0219i ne uit\u0103m \u00een sus.<\/p>\n\n\n\n<p><strong>Ce g\u0103sim pe \u0219antier? O &#8220;macaroan\u0103&#8221; elastic\u0103<\/strong><\/p>\n\n\n\n<p>\u00cen loc de o structur\u0103 rigid\u0103, capabil\u0103 s\u0103 sus\u021bin\u0103 investi\u021bia, g\u0103sesc tot mai des &#8220;re\u021beta dezastrului&#8221;:<\/p>\n\n\n\n<ul>\n<li><strong>Deschidere generoas\u0103 (16-18m):<\/strong>cu grinzi anemice din IPE 330.<\/li>\n\n\n\n<li><strong>Lipsa vutei la coam\u0103:<\/strong> \u00cembinarea de la mijloc este &#8220;goal\u0103&#8221;, f\u0103r\u0103 rigidizarea necesar\u0103.<\/li>\n\n\n\n<li><strong>Pane Z instabile:<\/strong> F\u0103r\u0103 tiran\u021bi \u00eentre ele, baz\u00e2ndu-se doar pe panoul sandwich.<\/li>\n\n\n\n<li><strong>Contrav\u00e2ntuiri flexibile:<\/strong> Cabluri sub\u021biri &nbsp;sau cel mult tiranti \u00een loc de elemente rigide.<\/li>\n\n\n\n<li><strong>F\u0103r\u0103 bare de leg\u0103tur\u0103 la capetele st\u00e2lpilor.<\/strong><\/li>\n<\/ul>\n\n\n\n<p>\u0218i atunci apare \u00eentrebarea legitim\u0103 pe care mi-o pun de fiecare dat\u0103: <strong>Eu de ce m\u0103 ag\u0103\u021b aici, ca s\u0103 nu pice pere\u021bii peste clien\u021bi?<\/strong><\/p>\n\n\n\n<p>Iat\u0103 cele 4 motive tehnice pentru care o hal\u0103 &#8220;ieftin\u0103&#8221; te va costa dublu la amenajare \u0219i te poate falimenta juridic:<\/p>\n\n\n\n<p><strong>1. Dilema Seismic\u0103: Cum stabilizezi luminile c\u00e2nd tavanul &#8220;danseaz\u0103&#8221;?<\/strong><\/p>\n\n\n\n<p>Normativele actuale ne oblig\u0103 (\u0219i bine fac!) s\u0103 asigur\u0103m contrav\u00e2ntuirea seismic\u0103 a corpurilor de iluminat \u0219i a instala\u021biilor suspendate, mai ales \u00een zone seismice active \u0219i pentru cl\u0103diri publice. Nu vrem ca la un cutremur de 6 grade s\u0103-\u021bi cad\u0103 o \u0219in\u0103 de lumini \u00een cap \u00een timp ce faci cump\u0103r\u0103turi.<\/p>\n\n\n\n<p>Pentru a stabiliza aceste lumini, trebuie s\u0103 mont\u0103m contrav\u00e2ntuiri rigide sau cabluri tensionate prinse de structura halei. Dar, surpriz\u0103:<\/p>\n\n\n\n<ul>\n<li><strong>Panele Z f\u0103r\u0103 tiran\u021bi<\/strong> sunt instabile la torsiune. Dac\u0103 m\u0103 prind de ele cu o for\u021b\u0103 orizontal\u0103 (seism), risc s\u0103 le rotesc \u0219i mai tare.<\/li>\n\n\n\n<li><strong>Grinda principal\u0103 (IPE 330)<\/strong> este at\u00e2t de zvelt\u0103 \u00eenc\u00e2t, la un seism, deplas\u0103rile relative dintre cadre sunt foarte mari.<\/li>\n<\/ul>\n\n\n\n<p><strong>Concluzia:<\/strong> Cum s\u0103 &#8220;stabilizezi&#8221; ceva leg\u00e2ndu-te de o structur\u0103 care ea \u00eens\u0103\u0219i e instabil\u0103 sau excesiv de flexibil\u0103? Este ca \u0219i cum ai \u00eencerca s\u0103 ancorezi un dulap greu de o perdea.<\/p>\n\n\n\n<p><strong>2. Co\u0219marul pere\u021bilor de compartimentare (Gips-Carton)<\/strong><\/p>\n\n\n\n<p>Trebuie s\u0103 \u00een\u021belegem ca pere\u021bii din gips-carton nu stau \u00een aer. Ei func\u021bioneaz\u0103 ca un &#8220;sandwich&#8221; vertical care are nevoie de dou\u0103 puncte fixe de sprijin:<\/p>\n\n\n\n<ol type=\"1\" start=\"1\">\n<li>Un suport rigid la partea inferioar\u0103 (pardoseal\u0103) \u2013 pe care se sprijin\u0103 greutatea peretelui.<\/li>\n\n\n\n<li>Un suport rigid la partea superioar\u0103 (grinda halei) \u2013 care are rolul de a \u021bine peretele s\u0103 nu cad\u0103 st\u00e2nga-dreapta (ghidaj).<\/li>\n<\/ol>\n\n\n\n<p>Aici apare conflictul fatal: Normativul spune c\u0103 peretele trebuie <em>ghidat<\/em> sus, dar NU are voie s\u0103 preia greutate de la acoperi\u0219 (nu este portant). Pentru asta, folosim un detaliu special cu rol de ghidaj, care permite suportului s\u0103 se mi\u0219te u\u0219or sus-jos (2-3 cm) f\u0103r\u0103 s\u0103 apese pe perete.<\/p>\n\n\n\n<p>Dar la halele &#8220;economice&#8221; (IPE 330 pe 18m), s\u0103geata (deformarea) grinzii la z\u0103pad\u0103 este de 10-15 cm!<\/p>\n\n\n\n<ul>\n<li>Grinda coboar\u0103 mult mai mult dec\u00e2t poate prelua detaliul specific de ancorare.<\/li>\n\n\n\n<li>Suportul de sus nu mai func\u021bioneaz\u0103 ca un ghidaj, ci devine o pres\u0103 hidraulic\u0103.<\/li>\n\n\n\n<li>Grinda apas\u0103 brutal pe structura peretelui, care fiind prins rigid jos, nu are unde s\u0103 se duc\u0103. Rezultatul? Peretele &#8220;explodeaz\u0103&#8221; (flambeaz\u0103), gipsul crap\u0103 \u0219i u\u0219ile nu se mai deschid.<\/li>\n<\/ul>\n\n\n\n<p>\u00centr-un magazin, ai nevoie de pere\u021bi de compartimentare care se ridic\u0103 p\u00e2n\u0103 la structura acoperi\u0219ului, dar care nu au voie s\u0103 fie portan\u021bi (nu trebuie s\u0103 sus\u021bin\u0103 acoperi\u0219ul).<\/p>\n\n\n\n<p><strong>3. Instala\u021biile de stingere a incendiilor (Sprinklere)<\/strong><\/p>\n\n\n\n<p>Conductele de sprinklere sunt rigide \u0219i au pante stricte pentru scurgere. C\u00e2nd le prinzi de o structur\u0103 &#8220;macaroan\u0103&#8221; care oscileaz\u0103 la v\u00e2nt \u0219i se deformeaz\u0103 masiv la z\u0103pad\u0103, pantele se stric\u0103, \u00eembin\u0103rile sunt solicitate suplimentar, iar riscul de scurgeri \u0219i inunda\u021bii cre\u0219te exponen\u021bial.<\/p>\n\n\n\n<p><strong>4. Capcana juridic\u0103: Asigurarea se va \u00eendrepta \u00eempotriva proprietarului!<\/strong><\/p>\n\n\n\n<p>Acesta este un aspect pe care mul\u021bi dezvoltatori imobiliari \u00eel ignor\u0103, fiind orbi\u021bi de &#8220;economia&#8221; ini\u021bial\u0103.<\/p>\n\n\n\n<p>C\u00e2nd \u00eenchiriezi o hal\u0103 unui mare retailer, acesta vine cu asigur\u0103ri serioase pentru marf\u0103, echipamente \u0219i amenajare.<\/p>\n\n\n\n<p>Dac\u0103 structura se deformeaz\u0103 excesiv \u0219i distruge un perete de sticl\u0103, rupe o \u021beav\u0103 de sprinklere care inund\u0103 magazinul, sau, Doamne fere\u0219te, cedeaz\u0103 par\u021bial:<\/p>\n\n\n\n<ol type=\"1\" start=\"1\">\n<li>Asiguratorul retailer-ului va desp\u0103gubi retailer-ul rapid.<\/li>\n\n\n\n<li>Imediat dup\u0103 plat\u0103, <strong>asiguratorul se va \u00eendrepta (prin regres) \u00eempotriva proprietarului halei<\/strong> pentru a-\u0219i recupera banii.<\/li>\n<\/ol>\n\n\n\n<p>De ce? Pentru c\u0103 proprietarul a pus la dispozi\u021bie un spa\u021biu viciat, cu o structur\u0103 subdimensionat\u0103. Chiar dac\u0103 ave\u021bi h\u00e2rtii semnate, o expertiz\u0103 tehnic\u0103 post-eveniment va ar\u0103ta realitatea fizic\u0103 (subdimensionarea).<\/p>\n\n\n\n<p>Proprietarul halei risc\u0103 s\u0103 pl\u0103teasc\u0103 daune de milioane de euro pentru c\u0103 a f\u0103cut o economie de c\u00e2teva mii de euro la structura de rezisten\u021b\u0103. E\u0219ti gata s\u0103 \u00ee\u021bi asumi acest risc?<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<p><strong>Ghid Rapid: Ce profil ar trebui s\u0103 fie \u00een proiect? (Fere\u0219te-te de subdimensionare!)<\/strong><\/p>\n\n\n\n<p>Ca s\u0103 nu vorbim doar despre gre\u0219eli, hai s\u0103 vedem cum arat\u0103 normalitatea.<\/p>\n\n\n\n<p>Am f\u0103cut o pre-dimensionare rapid\u0103 pentru o hal\u0103 standard cu traveea de 6m (distan\u021ba \u00eentre st\u00e2lpi) \u0219i \u00eenc\u0103rcare de z\u0103pad\u0103 de 200 kg\/mp (2.0 kN).<\/p>\n\n\n\n<p>Acesta este un ghid orientativ pentru cadre cu <strong>vute la col\u021buri<\/strong> (\u00eembinare rigid\u0103). Diferen\u021ba vizual\u0103 este imens\u0103. Un <strong>IPE 450<\/strong> este cu 12 cm mai \u00eenalt \u0219i cu 50% mai greu dec\u00e2t un <strong>IPE 330<\/strong>. Acea diferen\u021b\u0103 de &#8220;carne&#8221; este exact ceea ce \u021bine acoperi\u0219ul drept \u0219i pere\u021bii \u00eentregi.<\/p>\n\n\n\n<p>Dac\u0103 vi se propune un IPE 330 la 18 metri deschidere, constructorul \u00eencearc\u0103 s\u0103 v\u0103 v\u00e2nd\u0103 o structur\u0103 subdimensionat\u0103 cu cel pu\u021bin 30-40% fa\u021b\u0103 de normele de siguran\u021b\u0103 \u0219i exploatare corect\u0103.<\/p>\n\n\n\n<p><strong>Sfatul meu pentru investitori<\/strong><\/p>\n\n\n\n<p>Dac\u0103 scopul halei este s\u0103 fie <strong>magazin, showroom sau spa\u021biu public<\/strong>, NU accepta\u021bi structuri dimensionate la limita colapsului.<\/p>\n\n\n\n<p>O structur\u0103 rigid\u0103 (cu vute serioase, profile IPE 400+, pane contrav\u00e2ntuite corect) v\u0103 scap\u0103 de:<\/p>\n\n\n\n<ol type=\"1\" start=\"1\">\n<li>Dureri de cap cu chiria\u0219ii.<\/li>\n\n\n\n<li>Cr\u0103p\u0103turi \u00een pere\u021bi \u0219i tavane.<\/li>\n\n\n\n<li><strong>Procese costisitoare cu firmele de asigur\u0103ri.<\/strong><\/li>\n<\/ol>\n\n\n\n<p>Structura halei este &#8220;scheletul&#8221;.
